To ensure a pleasant stay, Caribbean Housing also has a set of house rules/terms and conditions that every tenant must adhere to.
The house rules and conditions you read below are directly stated in your rental agreement. This way, you know exactly which rules we follow in advance.
Most of the points below are self-explanatory, but if you have any questions after reading, please let us know!

Rental reservation, rental agreement, rental terms, and initial payment:

To secure the accommodation, future tenants must sign each page of the rental agreement with an initial and provide a signature on the last page. Then, they must scan all pages along with a copy of their passport and email them to our email address: info@caribbean-housing.com

The tenant will receive a confirmation email with the invoice for the security deposit, first rental term, and any additional packages requested. This invoice must be paid within ten days of receipt. Please note that the transfer fees are the tenant's responsibility.

Once the rental agreement is signed and payment is received, your reservation is confirmed.

The landlord reserves the right to cancel the agreement if the invoice is not credited to our account within 10 days. (If anything is unclear, please send us an email in a timely manner.)

Monthly rent payment: On the first day of each month, the landlord will collect the agreed-upon monthly rate in cash from you. Make sure you have the full amount at home or go to an ATM in advance. Unfortunately, bank transfers are not allowed as they often result in errors and require unnecessary work. If you are not present on the payment day, ensure that one of your housemates can fulfill the payment obligation on your behalf.

The rental period begins on the first day of the month and ends on the 15th or the last day of the month. This also applies to electricity/gas/water.
Example: If you arrive on the 4th of the month, "Your rental period starts on the first of the month." Example: If you depart on the 26th, "You pay until the last day of the month."

Late payments will incur a penalty fee, and no exceptions will be made.

Gas, water, electricity - the rent is exclusive, but as a tenant, you pay a monthly advance. If excessive use is made of these facilities, we will have to charge for it.

Fast internet is included in the rent.

Cozy enclosed premises.

Shared facilities: parking spaces for multiple cars on the property, communal kitchen, bathrooms, porch with benches, tables, and chairs.

Available in all rooms: Own refrigerator, fan, water kettle, Senseo coffee machine, wardrobe, extra cabinet, table with chairs, 1 or 2 beds (some with double beds), blackout curtains, safe (available for rent at a small fee), large full-length mirror, kitchen utensils, plates, glasses, cups, cutlery, trash can, etc.

If you rent a studio, you will even have an additional private kitchenette and a private bathroom with a shower, sink, and toilet.

Bed linens (mandatory rental), kitchen towels, and tea towels are available for rent from us (so you can save space in your suitcase). These can be cleaned at a nearby laundromat.

Upon arrival, one of the managers will provide you with necessary explanations, go through the inventory list which you can then sign, and hand over the keys.
Fire safety:

The manager will inform the tenant about the evacuation plan during check-in.

It is strictly prohibited to smoke in your room and common areas, and to create open fires or light candles in and around the accommodation.

BBQ is only allowed with an electric BBQ.

All rooms and public areas are equipped with smoke detectors and fire extinguishers.

NOTE: Misuse of firefighting equipment will result in eviction and reported to the police. All consequential damages will be charged to the tenant.
Visitors / Guests:

Tenants are allowed to receive guests under certain conditions.
-
We understand that you may want to have a friend or friend stay with you. This is allowed, but only after a prior request by email.

Guests are welcome during the day as long as it does not cause inconvenience to other tenants and neighbors. In the interest of peace, privacy, and safety for all tenants, owners and/or managers may choose to remove visitors from the premises/house.
Cleaning

The common areas are cleaned by the Caribbean-Housing team at least once a week.
-
You are responsible for keeping your own rented room clean and tidy.
-
The dishes are the responsibility of the tenant and should be done immediately after meals. If the common areas are perceived as dirty by Caribbean-Housing, this will be discussed. We clean but we are not here to clean up your mess. If you make a mess, it may lead to eviction.

Only with your help can the landlord keep the property free of pests. Due to the tropical climate, pests can quickly appear to eat leftovers and other waste in and around the house.

Therefore, it is important to clean and tidy the kitchen immediately after use. Nothing should be left in the kitchen. The garbage bag is also emptied daily, and this is the responsibility of all tenants in the complex.

Tenants must never throw tampons, condoms, sanitary pads, wet wipes, tissues, etc., into the toilet. In Curaçao, the sewage system does not go through the streets to a purification plant; instead, everything goes to the septic tank, and bacteria ensure that everything decomposes properly. (Do not disrupt this natural process!)

Only toilet paper should be flushed down the toilet.

If tenants do not comply with this, there may be blockages as the septic tank is not designed for such waste. In case of any blockages where the landlord identifies any of the above factors, the landlord will charge the costs to the tenants present at that time.

At the end of the rental period, there will be a final cleaning. The costs for this are the responsibility of the tenant. When leaving the room, it must be completely cleaned up. If, in addition to cleaning, repair work needs to be carried out, the landlord may charge the tenant for these costs. This will be deducted from the security deposit. Also, if smoking has occurred in the room and it needs to be repainted.
General Agreements

Tenant must handle the keys with care. The keychain should never contain an address or mobile number. In case of losing one or more keys, the landlord must be immediately informed. New keys cost money, and if the lock needs to be replaced, these costs are also borne by the tenant.

Tenant will always fully lock the windows, living space, and room when leaving the premises, and turn off all lights and fans.

Tenant will always close the access gate and/or sliding gate after use.

If the tenant wants to move internally to another room/studio upon arrival or during the stay, this can only be done if there is availability at that time. Internal moving incurs costs: ANG. 75 for the first move, for extra cleaning and work, and ANG. 100 for the second move, for extra cleaning and work.

Drawing on walls of the rooms and/or common areas or hanging personal items using nails, screws, pins, tape, etc. is not allowed. If this happens and damage occurs during removal, the repair costs will be charged.

Each room is equipped with a spacious bulletin board.

All furniture, mattresses, coffee makers, kettles, refrigerators, clothes hangers, etc. in the rooms/studios must remain there and cannot be moved to the public/outdoor areas.

If any item from the inventory is missing or irreparably damaged, the landlord will charge for replacing the missing/damaged item. If the responsible person is unknown or unwilling to voluntarily come forward, the costs will be divided among all current tenants.

Storing personal belongings, clothing, suitcases, or other luggage in the public areas is not allowed.

Do not hang wet (swim) clothing over chairs, tables, benches, cabinets, etc. Please use the clothesline for drying. Any resulting damage will be deducted from the security deposit.

House and stray animals are not allowed in or around this complex.

Smoking is strictly prohibited in the rooms and common indoor areas. Smoking is allowed outside, as long as it does not cause disturbance to other residents and/or neighbors.
Misconduct and Eviction:

Caribbean-Housing does not tolerate misconduct, both within and outside the accommodation. Every tenant is entitled to live in a safe and peaceful environment. Smoking indoors, open fire in and around the living area, aggressive and irresponsible behavior, theft, physical behavior/intimidation, dealing and/or using soft and/or hard drugs, public drunkenness, vandalism, inappropriate antisocial behavior, sexually inappropriate or aggressive behavior towards fellow residents, staff, and/or third parties will not be tolerated and will result in immediate eviction. In the event that such a violation causes damage to the rented property, the surroundings, or people, Caribbean-Housing will choose to file a report with the police. If there are surveillance cameras present in or around the accommodation, these recordings may be used as evidence if necessary.

WARNING: In case of one or more violations of the above points, we are obliged to immediately evict the perpetrator, withholding rent payments and the deposit until the end of the contract.
Notice period:

NOTE: Regardless of the reason for termination, we always apply a notice period equal to paying 3 months' rent. So, even if you unexpectedly have to return to the Netherlands.
